Cyprus property market: a record second quarter

The second quarter of 2026 set a record for transaction count: 4,622 residential deals, more than any quarter on record in Cyprus. What matters is that the record was set by volume, and that it came from the island as a whole rather than from one or two cities.

Limassol holds first place with 1,230 transactions and leads on value as well. The city remains the core of the country's premium market: 71% of its own transactions fall within the mid- and high-range segments, and its share of new builds and assignments — 78%,is the highest of any district.

Pafos follows closely with 1,195 transactions, having narrowed the gap to just 35 deals. Its growth was the strongest on the island this quarter, and it rests above all on houses: of every mid- and high-range house sold across Cyprus, 61% was sold in Pafos.

Larnaca holds a firm third place with 1,081 transactions, though the shape of demand differs — this is first and foremost an apartment market, with 268 premium apartments against 17 premium houses. Nicosia shows a similar profile across its 930 transactions, its upper segment consisting almost entirely of apartments, as one would expect of a capital-city market constrained by land.

Famagusta was the only district in negative territory, with 186 transactions. It accounts for roughly 3.5% of market turnover, so a single quarter has limited bearing on the overall picture, and the district is better read on annual rather than quarterly dynamics.
